Every project is different, and no responsible contractor will give you an accurate price without a site visit. But you can get a realistic sense of what to budget. This guide explains the cost ranges, the factors that drive price up or down, and what to look for in a quotation.

S$3 – S$5 per square foot Scope: Removal of partitions and fixtures, wall patching, one or two coats of paint. No extensive M&E, no floor hacking, no ceiling work. Typical for: simple office layouts with minimal modifications, HDB flats with few built-ins. S$5 – S$12 per square foot Scope: Partition and false ceiling removal, carpet or vinyl floor removal, additional electrical point removal, wall patching and full repaint, debris disposal. Typical for: most office units in commercial buildings. S$12 – S$30+ per square foot Scope: Full dismantling of partitions, false ceilings, raised flooring; extensive electrical and data point removal; air-conditioning unit and ducting removal; floor restoration; full repaint. Typical for: large offices with dense fit-outs, trading floors, offices with raised access flooring throughout. S$10 – S$15 per square foot Scope: Display fixture and shelving removal, signage removal, partition and false ceiling removal, floor finish removal, additional electrical and lighting removal, wall patching and repaint. Typical for: shopping mall units, street-level retail shops, showrooms. S$10 – S$15+ per square foot Scope: All of the above plus: kitchen equipment and exhaust hood removal, grease trap removal, gas line termination, floor and wall tile hacking, deep cleaning and degreasing. F&B reinstatement is typically at the higher end due to the additional M&E, plumbing, and cleaning requirements. S$3 – S$8 per square foot Scope: Machinery and equipment removal, mezzanine dismantling, floor hacking, electrical termination, debris disposal. Large floor areas but typically lower finish requirements per square foot. Can be higher for units with mezzanines or extensive M&E. S$3 – S$5 per square foot Scope: Built-in wardrobe and kitchen cabinet removal, wall tile and floor tile hacking (if applicable), wall patching and repaint, debris disposal. Timeline is constrained by HDB working hours which can affect cost for very tight deadlines. Example Costs by Unit Size Figures are indicative only. Actual quotations are based on site assessment. The primary cost driver. Larger units mean more wall area to patch and paint, more floor area to strip, and more debris to dispose of. Cost per square foot typically decreases slightly for larger units due to efficiencies of scale, but total cost increases proportionally. Each partition wall adds cost: dismantling labour, debris disposal, wall patching where the partition met the building wall, ceiling patching where the head track was fixed, and floor patching where the base track was anchored. Brick walls cost more to remove than drywall. Glass partitions cost more than both. A simple plasterboard false ceiling is straightforward to remove. A suspended grid ceiling with integrated lighting, aircon diffusers, and fire sprinklers adds labour and coordination. Exposed original ceilings that need extensive patching after false ceiling removal add restoration cost. A single layer of carpet tiles is quick to lift. Multiple layers — vinyl on screed on original tiles — take progressively more time. Tile hacking is more expensive than soft flooring removal. Raised access flooring with under-floor cabling adds significant removal and disposal cost. The more tenant-installed electrical points, data points, lighting fixtures, and air-conditioning units there are, the higher the cost. Three-phase power disconnection, extensive trunking removal, and multiple aircon units all add to the electrical scope. Aircon removal is priced per unit. If your project requires a Professional Engineer endorsement (common for HDB wall hacking), the PE fee is additional — typically S$500 to S$1,500 depending on scope, paid directly to the PE. Building management submission fees vary by building. We flag these during the quotation process. Difficult access — units on high floors with restricted lift availability, units without direct vehicle access for debris removal, units in malls with limited loading bay hours — adds time and cost. We factor logistics into every site assessment. Standard timelines keep costs within the ranges above. If you need a 3-day turnaround for a job that normally takes 2 weeks, the cost increases — more workers deployed simultaneously, extended hours where permitted, and premium scheduling. Be wary of quotations that are significantly cheaper than the ranges above. Low quotes often mean: scope is not fully understood, important items are excluded and will be added later as variation charges, or the contractor does not carry proper insurance and licensing. These items are commonly outside the reinstatement contractor’s scope and are paid separately: A transparent contractor will flag all of these before you commit. We do. Because the scope of reinstatement work is not visible without inspecting the unit. The number of walls, the ceiling condition, the flooring layers, the electrical modifications — none of this can be accurately assessed from a phone description or floor plan. Contractors who quote without a site visit are guessing, and guesswork leads to variation charges later. Is the cheapest quotation the best? Rarely. Reinstatement is one area where a low quotation often signals problems ahead: scope omissions, unlicensed workers, no insurance, or a contractor who will demand additional payment mid-job.
