What Office Reinstatement Covers

Dismantling and Removal

We remove all tenant-installed additions including partition walls, drywall, glass partitions, false ceilings, workstations, cubicles, built-in cabinets, and shelving. Every fixture that was not present in the original unit is dismantled and cleared.

Surface Restoration

After dismantling is complete, we restore all surfaces to their original state. This includes patching and plastering walls, removing carpet or vinyl flooring and restoring the subfloor, repairing ceiling grids, and repainting the entire unit to the original colour — typically white or as specified by the landlord.

Electrical and M&E Reinstatement

We remove additional power points, data cabling, trunking, and lighting fixtures installed during the tenancy. Original power points are reinstated to their original positions. Air-conditioning units, ducting, and FCUs installed by the tenant are disconnected and removed by licensed technicians.

Frequently Asked Questions

What does office reinstatement typically involve?

Office reinstatement involves dismantling partition walls, false ceilings, and fixtures installed during the tenancy; restoring wall, ceiling, and floor surfaces; removing additional electrical points, data cabling, and lighting; disconnecting air-conditioning units; and repainting the unit to its original condition.

How long does office reinstatement take?

Most office reinstatement projects are completed within 1 to 2 weeks of confirmation. Smaller or simpler offices can be done in 5 to 7 days. Larger offices or those with extensive partitions and M&E work may take 2 to 3 weeks.

What happens to the office furniture and workstations?

We dismantle and remove all workstations, desks, cubicles, chairs, and built-in furniture. If any items are reusable and you wish to retain them, we can coordinate their relocation to your new office. Otherwise, all items are disposed of in compliance with NEA regulations.

Do I need to inform my building management about the reinstatement?

Yes. Most commercial buildings require tenants to submit a reinstatement or renovation application before work begins. We handle the submission of all required documents — including method statements, schedules, and insurance certificates — to your building management or MCST on your behalf.

Is Express Reinstatement's office reinstatement quotation fixed?

Yes. Every quotation we provide is a fixed price. If the scope of work does not change, the price does not change. There are no hidden charges and no mid-job variations.
