Reinstatement Services for Factories, Warehouses, and Workshops
Industrial Reinstatement Contractor
Industrial spaces present unique reinstatement challenges. Factories, warehouses, and workshops often contain heavy machinery, mezzanine structures, industrial-grade electrical systems, and reinforced flooring. We provide professional industrial reinstatement that returns your unit to its original bare-shell condition — meeting all landlord, JTC, and building management requirements.
Large spaces require logistics planning around machinery, loading and industrial services. Machinery bases, racking and mezzanine items. Power, compressed air, ducts and pipework. Heavy-duty floors, walls and ceilings. Permits, lifting, debris and loading access. We dismantle and remove heavy machinery, production equipment, mezzanine floors, gantry cranes, hoists, and conveyor systems. All structural additions are taken down safely with proper planning and, where required, Professional Engineer oversight. Industrial units carry high electrical loads — three-phase power, heavy-duty switchgear, busbars, and industrial lighting. We disconnect and remove all tenant-installed electrical and mechanical systems, restoring the original power supply configuration. Compressed air lines, exhaust systems, and ventilation ducting are also removed. Industrial flooring — epoxy, concrete screed, anti-slip coatings — is hacked and removed to expose the original concrete slab. Walls are patched and repainted. Dock levellers, roller shutters, and loading bay equipment are dismantled and the surrounding areas made good. Industrial reinstatement often requires permits and approvals beyond standard commercial work. Depending on the scope, this may include: JTC or landlord approval for structural alterations, Professional Engineer (PE) endorsement for hacking or structural dismantling, NEA approval for certain types of waste disposal, and BCA submission if the work involves structural elements. We manage all required submissions and coordinate with the relevant authorities.Industrial Reinstatement Priorities

Frequently Asked Questions
What types of industrial properties do you reinstate? | We reinstate all types of industrial spaces: factories, warehouses, workshops, logistics centres, flatted factory units, food processing facilities, and cleanrooms. We work across JTC estates, HDB industrial units, and private industrial buildings throughout Singapore. |
Do you handle mezzanine floor removal? | Yes. We dismantle mezzanine floors, platforms, and raised structures. Mezzanine removal requires careful planning to ensure the supporting columns and connections are taken down safely without damaging the main building structure. Where required, we coordinate with a Professional Engineer for this work. |
Can you remove heavy machinery? | Yes. We coordinate the dismantling and removal of heavy machinery, production equipment, and industrial installations. For very large or specialised equipment, we work with rigging and crane specialists to ensure safe removal. We can also advise on equipment that may have resale value. |
Do you handle three-phase electrical termination? | Yes. We disconnect and remove tenant-installed three-phase power outlets, isolators, busbars, and switchgear. All electrical work is performed by licensed electricians in compliance with EMA regulations. We restore the original power supply configuration as specified by the landlord. |
What is the typical cost of industrial reinstatement? | Industrial reinstatement costs vary widely depending on the size of the unit, the amount of equipment and structures to remove, and the condition of the floors and surfaces. As a general guide, industrial reinstatement typically ranges from S$3 to S$8 per square foot, but can be higher for units with mezzanine floors, heavy machinery, or extensive M&E. We provide a fixed-price quotation after a free site assessment. |
