We remove all tenant-installed doors and frames — timber doors, glass doors, aluminium doors, roller shutters, fire-rated doors, and access panels. The door leaf is taken off its hinges first, then the frame is carefully extracted from the wall opening. Where doors were installed into new partition openings created by the tenant, the entire wall section may need to be removed as part of partition reinstatement. Once the door and frame are removed, the wall opening must be made good. This involves: removing anchor bolts and frame fixings from the masonry or drywall; patching the opening perimeter where the frame was seated; filling hinge recesses in the wall; repairing any damage to the architrave area; and preparing the surface for repainting. The restored opening should show no evidence that a door was ever installed. Beyond doors, tenants install a wide range of wall-mounted and ceiling-mounted fixtures — handrails, grab bars, wall-mounted TVs, projector brackets, hanging displays, mirrors, and decorative hardware. Each leaves mounting holes that must be patched. We remove all tenant-installed fixtures and make good the mounting surfaces. Door and frame removal often intersects with other reinstatement trades. When a door is removed from a partition wall that itself must be removed, the door comes out first, then the wall. When a roller shutter is removed, the electrical supply to the motor must be disconnected by a licensed electrician before the shutter itself is taken down. How do I know which doors are original and which were added by the tenant? | Original doors are typically consistent throughout the unit in style, material, and age. Tenant-added doors are usually visually different — different style, newer hardware, different paint finish, or located in partition walls that are themselves tenant additions. We review this during the site assessment and confirm with you and your landlord which doors stay and which go. |
What happens to the wall after a door frame is removed? | The wall opening is patched and restored. This includes: filling the frame recess with plaster or mortar, patching hinge cutouts, repairing the architrave area, and smoothing the entire opening perimeter. After painting, the wall looks as if no door was ever there. If the door opening itself was created by the tenant — i.e. cut into an existing wall — then the entire opening may need to be infilled with blockwork or drywall, which is a larger scope of work. |
Can you remove a roller shutter including the motor and housing? | Yes. We disconnect the electrical supply (by licensed electrician), remove the shutter curtain, extract the barrel and motor assembly, and dismantle the side guides and housing. The wall and ceiling areas where the shutter was mounted are then patched and prepared for painting. |
Do you patch the screw holes from wall fixtures? | Yes. Every mounting hole from removed fixtures is patched, sanded smooth, and painted. This applies to all wall-mounted items — from large TV brackets leaving multiple bolt holes to small hooks leaving a single screw hole. No hole is too small to patch. Landlords notice these details. |
What if a door I want removed has a door closer or floor spring? | We remove the door closer (overhead or floor-spring type), the door leaf, and the frame. The floor spring is extracted from the floor and the recess is filled with grout or cement mortar. The floor area is then prepared for the overall floor restoration. Floor spring removal leaves a rectangular void in the floor that must be properly filled — this is not a cosmetic patch. |
